Schematic Design
Our Schematic Design phase, often referred to as the Preliminary Design, is an essential stage that lays the groundwork for the entire project. Design Development
Once we have our client’s approval on the schematic design, we advance to the Design Development phase. During this stage, we refine the initial concepts into more detailed and technical drawings. Using advanced 3D computer modeling, we create a complete visual model that illustrates the building’s facades, formal shapes, and how the structure integrates seamlessly with the site.This is the point where the design transitions from concept to reality, offering our clients a tangible preview of their future home. Construction Documents phase is the most technical part of the process, where we convert the finalized design into a detailed set of blueprints. These documents are essential for securing bids from contractors and sub-contractors.
Our comprehensive set of construction documents includes precise floor plans, elevations, sections, construction details, and schedules. This level of detail ensures that all necessary information is available to accurately price the project and guide the construction process with clarity and precision.
Bidding and Negotiation
During the Bidding and Negotiation phase, we assist our clients in evaluating the bids submitted by contractors. We carefully review each proposal, guiding our clients through the comparison process and recommending revisions where necessary. Our goal is to ensure that the bids align with both the project’s design intent and the client’s budget expectations.By providing expert insights and facilitating open communication with contractors, we help our clients make informed decisions, leading to the selection of the most suitable contractor for their project.
Construction Administration
At our firm, we believe that regular site visits and open communication are vital to the success of the construction phase. During Construction Administration, we actively oversee the project’s progress to ensure it aligns with the design intent. This phase often includes:Preparing additional drawings or clarifications as needed.
Managing changes to the original plans and adapting to unforeseen site conditions.
Reviewing and approving the contractor’s requests for progress payments at key milestones.
Resolving any changes, disputes, or payment adjustments that may arise during construction to keep the project on track.
